Who is responsible for repairs?

Internal Decoration

You need to keep the property in a good and clean condition and decorate all internal area as frequently as is necessary to keep them in good decorative order.

Damage

You should repair any damage caused willfully, by neglect or by carelessness, either by yourself, any member of your household or any visitors including the replacement of any broken glass in windows and the repair or replacement of any damaged fittings and installations. If you do not make good any damage for which you are responsible, we may enter the property to carry out the work and recover the cost from you.

Moving Out

If you are moving out you must leave the property and all fixtures and fittings in good lettable repair and condition, and free from rubbish. If you are liable for any of the repairs below, we may carry out the work and recover the cost from you.

Repairs for Which the Tenant is Responsible

  • Replacement of interior and exterior door keys.
  • Replacement of damaged door handles, latches, letter boxes and door knocker.
  • Renewal of gully grids, plugs for sinks, baths and wash hand basins?
  • Cleansing of sink, baths, wash hand basin and lavatory, basin wash pipes.
  • Renewal of electrical fuses, apart from those in the mains fuse box which are the property of the Electricity Board.
  • Replacement of electrical fittings, plugs and light bulbs.
  • Easing of internal doors over carpets and the provision of rising butts to doors.
  • Filling of shrinkage cracks in walls and ceilings.
  • T.V. or radio aerials where provided by the tenant and the repair to damage caused in their erection or removal, except where a communal aerial has been provided by the Association.
  • Damage to floors and floor tiles.
  • The repair or replacement of clothes lines, including posts, where they are provided for exclusive use by one household.
  • Repair or replacement of dustbins or bin holders.
  • Batteries for domestic mains operated or battery powered smoke detectors/alarms.
  • The erection/removal and making good after the installation of satellite Dishes.
