Priority Description Target
0 2 Hour Emergency Within 2 Hours
1 Emergency Repair Within 24 Hours
2 Urgent Repair Within 7 Calendar Days
3 General Repairs Within 30 Calendar Days
4 Pre-arranged Repairs Within 60 Calendar Days

Types of Repair

2 Hour Emergency Repairs

Repairs which is not remedied or made safe may affect the health, safety or security of the tenant e.g.:

  • Gas leak or fumes from the boiler
  • Serious water leaks which cannot be turned off
  • Water supply failure (where it is the Associations responsibility)
  • Dangerous electrical faults
  • Gain access where the tenant is elderly, disabled or has young children
  • Fire alarm set off
  • Property insecure
  • Entrance door or essential internal door cannot be opened
  • Damage by fire : initial inspection and making safe / secure
  • Structural danger to tenants and / or public
  • Broken glazing: Where extreme danger or property cannot be secured
  • Failure of warden call system

24 Hour Emergency Repairs

  • Blocked or broken w.c (if only one in building)
  • Blocked Man Hole or drain
  • Total failure of heating between October 1st and May 1st
  • Failure of water heating system
  • Failure of communal staircase lighting where there is no natural or other light sources
  • Failure of smoke alarm
  • Damage to fire extinguishers, emergency lighting
  • Failure of lift
  • Removal of racist graffiti

Urgent Repairs

  • Failure of insulated electrical fittings
  • Minor leaks to plumbing
  • Partial failure of heating system
  • External overflow running (except in periods of frost)
  • Roof leaks
  • Damaged or leaking drains
  • Loose paving
  • Failure of second toilet
  • Loose WHB or toilet
  • Doorbell/door entry not working, flats
  • Blocked gulley
  • Day to Day Repairs
  • Internal door sticking
  • Blocked or leaking gutter or RWP
  • Repairs to kitchen units
  • Broken sash cords
  • Repairs to gates
  • Repairs to fences
  • Door bell not working, houses
  • Cracked glazing where no danger exists

Pre-Arranged Repairs

  • Works which are included for within contracts works
  • Window / Door replacements
  • Rewiring
  • Kitchen unit replacement

Not every possible type of repair is included here, but it is a guide to the types of repair in each category. The Property Services Department will prioritise repairs taking into consideration the work type but also take into account tenants special needs such as older person or a very young child is in the household therefore. Where necessary, works orders may be allocated a shorter response time.
